Hey friends — welcome back! I’m fresh off a glamping trip (yes, glamping not camping) with Lincoln, and a quick San Diego getaway to say goodbye to a close friend who’s moving to Charleston. It’s been a been a fun couple weeks for me, but I’m back in the Valley with no other plans for the entire summer. I'm giving you the most recent market update and a cool home spotlight you won’t want to miss.
We’re seeing 28,210 active listings in the Phoenix metro, and days on market has ticked up slightly to 78. While things are tilting further toward a buyer’s market (CMI now at 72), I'm still seeing great homes—especially under $1M—go quickly if priced right.
Paradise Valley and Fountain Hills are still holding seller territory, while Cave Creek, Tempe, Goodyear, and several others are favoring buyers. As always, real estate is hyper-local—your zip code tells a different story.
Speaking of special homes, I spotlight a 1924 historic property near Central & McDowell. It has 3 beds, 3 baths, a guest casita, pool, and owned solar—and it’s not even on the market yet. This one has charm for days and serious curb appeal.
