Hey everyone, welcome back to The Franco Dinh Show! Episode 33 is a fun one—with a little rodeo flair and some serious real estate strategy.
This weekend I’m heading out to Cave Creek for my first-ever rodeo with a group of girlfriends (harder to organize than you’d think in your 30s!). I went all in—cowboy boots, hat, and lots of Marketplace hunting. I love a good themed outing.
But let’s talk real estate.
From the Cromford Report, we’re seeing:
Inventory is steady around 29,000
Seller concessions are still high (52% of sellers offering ~$10K)
Scottsdale saw the largest decline in index, but a surge in $3M+ sales skewed the price data
Most cities are balanced, but Fountain Hills, Chandler, and Avondale are seller-friendly
I also shared a recent success story—selling a home in 6 days in a neighborhood where others are still sitting. Why did ours move? It came down to three things:
Strategy – We priced with precision based on comps and timing.
Timing – We hit the market before the summer heat and found a buyer whose lease was ending.
Presentation – Great visuals, clean showings, and professional marketing sealed the deal.
I also walk you through what happens when appraisals come in low and how we avoided that altogether with a strong down payment buyer.
