Memorial Day weekend is here, and while some people are out at the pool or firing up the grill, I’m keeping it simple—working a bit, playing some pickleball, and checking out Restaurant Week here in Phoenix. If you haven’t heard of it, it’s a good way to try out different restaurants at a friendlier price. I'm heading to Sel in Scottsdale—should be a good one!
Cromford Report Local Market Update
We also touch base with the Cromford Report. Active listings are holding at 30,000, days on market are 76, and we’re still seeing a buyer’s market in most parts of the Valley—though Fountain Hills reclaimed the number 1 spot in a seller's market.
iBuyer Tips
Lastly, I give a heads-up on buying homes from iBuyers like Opendoor or Offerpad. One of my clients is knee-deep in that process, and let's just say—do your inspections. These companies don’t provide disclosures, and surface-level flips can cover some major problems. Sewer scopes, HVAC checks, solar panel inspections—you name it, we did it.
If you’re thinking about buying from an iBuyer, my advice to you is do all of the inspections to get a good idea of what you are getting yourself into.
