Hey friends, Francine here — and I’m back on The Franco Dinh Show! We took a short break, but I’ve got so much to share in Episode 29.
I just got back from a quick trip to Chicago where I spent time with Brian’s family. It was Easter weekend, and it was so great catching up with his sister (who recently moved from Seattle) and hanging with his cousins and parents.
Back in Phoenix, I’m thrilled to report that a new listing I put up sold in just six days! When the Cromford Report says the average is 70–90 days, results like this really show how pricing strategy and presentation matter.
Outside of work, I’m jumping into golf season and just joined a pickleball league (I can’t wait!). I also completed a woodworking class, where I built my very first shelf — and yes, I’m totally planning more DIY projects for the house, including a pet feeding station for Lincoln.
Then, I give you the latest Cromford Report market update:
Active listings are a little above 30,000
Days on market dropped slightly to 76
Listing success rate fell to 72.7%
The Cromford Market Index sits at 77.6 — we're still in a buyer’s market
City-by-city trends show Chandler and Avondale hanging onto Seller's market status, while Scottsdale, Tempe, and Gilbert hold steady in a balanced market. Most others — like Buckeye and Maricopa — remain firmly in buyer’s market territory.
Finally, I answer a seller’s question: Should I do a pre-inspection before listing my home? My answer? It depends. For newer homes (like his 2021 build), it’s usually not necessary. But in other cases, a pre-inspection can help with transparency and pricing — just remember, any issues found must be disclosed.
