San Diego Adventures
I just returned from a fabulous trip to San Diego, which was a much-needed getaway with the girls. After my Costa Rica trip, I was ready for some more fun and relaxation. The San Diego trip was a blast, filled with bar hopping and catching up with old friends. However, I might have overdone it a bit on the first night—lesson learned! Even though I was ready to head back by the end of the trip, it was great to reconnect with old pals and enjoy some golf. It’s always nice to revisit old haunts and make new memories.
Market Update: Cromford Report Insights
Now, let’s jump into the weekly Cromford Report. Here’s what’s new in the market:
Active Listings: We’ve seen an increase in active listings, which is good news for buyers. The success rate has risen by 2% since last week, and we’re seeing more homes going under contract.
Supply and Demand: Despite a slight decrease in demand due to changing interest rates, supply has gone up by 5.5% this August. This is unusual since we typically see a supply increase in September.
Single Family Homes: The segment of single-family homes priced between $300,000 and $350,000 has experienced a significant 18% increase in supply, more than any other segment. Glendale and West Phoenix are the areas seeing the most growth.
Foreclosure Update
Foreclosure filings remain low, which is a significant contrast to the 2008-2010 market. Currently, we're seeing around 70,000 filings, a stark difference from the highs of over 500,000 during the crisis years. If you’re worried about foreclosure, remember that there are options available. We offer good deals on homes in foreclosure, including covering closing costs and providing a month of stay after closing to give you time to relocate.
