Hey everyone, and welcome back to Episode 21 of The Franco Dinh Show! We’ve kicked off February with a jam-packed week here in Phoenix with so much going on between the Waste Management Open, the Super Bowl. But let me walk you through the latest updates, from my kitchen remodel to some exciting off-market properties, and of course, a quick dive into the state of the Phoenix real estate market.



Personal Updates

This week is Brian’s birthday and Valentine’s Day on the horizon, we’re keeping things simple and celebrating with a round of golf at Orange Tree. As for the Waste Management Open, I decided to skip it this year. I’ve been there, done that, and now that I don’t drink much anymore, it just didn’t seem worth it. But hey, for those of you who are going, enjoy the experience—especially if you love golf! And when it comes to the Super Bowl, I’m rooting for a tight game. Let’s see if Pat Mahomes can pull off a three-peat! My kitchen remodel is complete! I’m so excited about how everything turned out. The kitchen is fully functional again!


Off-Market Properties

I’ve got three great off-market rental properties available if you're in the market for something turnkey. We've got a two-story home on Kerry Lane in Phoenix, a cozy single-level on Ross Avenue, and a two-bedroom condo in Scottsdale. Real Estate Market Update

As for the market, it’s still in a buyer’s market, with the Cromford Market Index sitting at 87.9. Active listings have surged, now over 25,000, and we’re seeing trends shift in some key areas. Chandler, Tempe, and Scottsdale are still strong seller's markets, while areas like Goodyear and Queen Creek remain more favorable for buyers.


Arcadia Property Review

Finally, we dove into Arcadia Proper, a highly sought-after area in Phoenix. I’m working with a client on a potential fix-and-flip project, and we’ve got some interesting properties in the mix. Check out the latest listings, including a fixer-upper at $1.25 million that could be your next investment opportunity.
