  • Episode 18: Kitchen Remodel, Real Estate Market Update & How My VA buyer Got $3,500 at the Closing Table!

    Hey everyone, and welcome to another episode of The Franco Dinh Show! Episode 18 is packed with exciting updates. In this week’s show, I’m diving into my kitchen remodel, giving you the latest market insights, where we stand with supply and demand in the Greater Phoenix area, and sharing a story about my VA client that got money at the closing table. Let’s dive in! Watch Episode 18 of the Franco Dinh Show Kitchen Remodel Update The big news in my life right now is the ongoing kitchen renovation. We are getting rid of soffits, putting canned lighting throughout, new cabinets, counter tops. Kitchens are one of the things in your home that you get the most ROI out of when you want to resell. I'm not only excited about a nicer kitchen, but also the value that we are adding.  Real Estate Market Update (Cromford Report) Now, onto the real estate market! The market has shifted back to a balanced state with the Cromford Market Index sitting at 91.6.  Contract ratio is at 27.32. Contract ratio indicates how "hot" the market is on a scale to 100. The higher the number, the greater the buying activity relative to supply. In a balanced market for normal segments, the value of the contract ratio is between 30-60. When it lies below 30 it's considered a "cold" or "slow market". Above 60 is considered a "hot market". In high-end luxury markets it's usually less, between 15-25. The spring market is expected to ramp up soon, and we’re anticipating more listings to come on the market as we head into mid-January. The best cities for sellers remain in areas like Chandler and Scottsdale, while places like Goodyear and Queen Creek are still more favorable for buyers. VA Buyer Gets $3,500 at the Closing Table Lastly, I’m thrilled to share the success story of one of my clients who used a VA loan to purchase a home. Not only did we save him $55K through negotiation, but he got his $3,500 he put down as earnest money back! The seller had contributed $10K towards his closing costs, he used all of that. With VA loans you don't have to put anything down, but there are still closing costs. Since we got all of that paid for, he was able to get what he put into the transaction back!     Hello, everyone, and welcome back to the first episode of 2025! After a relaxing holiday break, I’m thrilled to be back, and ready to dive into what’s ahead for the year. In this episode, we’ve got a lot to cover – from personal updates to a real estate market update, along with some interesting insights into VA loans that you won’t want to miss. Let’s jump right in! Franco Update First off, we’ve made some exciting changes at home! We’re redoing our kitchen, and it all happened pretty quickly. I took advantage of a sale at a slabs store, and before I knew it, we were buying slabs and planning the remodel. We’ve opted for off-white cabinets, off white quartz with a little light grey veining countertops It’s going to be fun and I can't wait to see how it comes together.  Lincoln's birthday just passed and we celebrated with some cake and I ended up getting a water painting of him done! Real Estate Market Update (Cromford Report) Now let’s talk real estate. We’re back in a balanced market with the Cromford Market Index hitting 91. After several weeks in a buyer’s market, this shift is a welcome change. Active listings have decreased by about 2,000 from last month, but expect those numbers to rise as we enter the spring market (mid-January to May). This is traditionally the busiest season in Arizona, and we’re looking forward to a healthy influx of new listings and returning homes. Several cities, including Chandler, Scottsdale, and Paradise Valley, remain in a seller’s market, while areas like Goodyear and Queen Creek are seeing buyer’s market conditions. If you’re buying, expect an uptick in supply as we move through the spring.  VA Loan Insights In today’s episode, I also highlight a current client transaction where I’m representing a buyer using a VA loan. One key takeaway: VA loans come with unique requirements. From stricter inspections to making sure all repairs related to water damage or termite infestations are addressed, it’s essential to understand these regulations for loan approval. We’ve encountered some interesting inspection surprises, and I share how these can affect the buying process, especially when dealing with government-backed loans. As we head into the new year, I’m excited to see what the market holds. With the Greater Phoenix area returning to a balanced market and the spring season just around the corner, there are plenty of opportunities for both buyers and sellers.     Hey everyone! Welcome to Episode 16 of The Franco Dinh Show, your go-to source for all things real estate in the Valley. With Christmas just around the corner, I'm reflecting on this year and gearing up for a trip to Washington. New Listings I’ve just listed a great property in Glendale— a 3-bedroom, 2-bath home under $400,000. It’s close to Westgate, the 101 Freeway, and so close to great restaurants and shopping. It's the perfect, turn-key property if you are a first-time homebuyer or if you're looking for an investment property. I also want to share a huge success story! One of my buyers saved $55,000! I’ll be breaking down the negotiation strategies that made this deal work, so if you're in the market, you won’t want to miss this! Cromford Market Update The Cromford Report shows that active listings have dropped to 23,000, which a slowdown is typical for this time of year. The days on market have risen slightly to 73. The Greater Phoenix area is still in a Buyer's Market, with the Cromford Market Index being at 87. $1 Listing Update I’ve been keeping an eye on the $1 listing I mentioned a previous episode. It looks like the marketing strategy didn’t work out as expected. It’s still listed for $1 with no changes. We’ll see if it eventually sells or if the seller decides to adjust their strategy.     Welcome to Episode 15 of The Franco Dinh Show! In this week's episode, I have a lot of exciting updates to share with you all, including personal milestones, new listings of mine, and a market update you won't want to miss. It’s been a whirlwind of activity, and I can’t wait to break it all down for you! Franco Update: Broker Exam Success and New Listings First, I’m thrilled to announce that I’ve officially passed my state broker exam! Just a couple of final steps with the application before I’m officially a licensed broker.  In addition to my personal update, I also have two exciting new listings to share. Glendale Listing : A charming 3-bedroom, 2-bathroom home, just under 1,500 square feet, listed for under $400,000. It's a great opportunity for buyers in the area! Gilbert Listing : A downtown Gilbert property, located just a block away from all the local hotspots, being sold as-is. It's a fantastic location with so much potential! This is not going to be an off-market listing! Cromford Market Report: A Buyer's Market with Positive Movement In terms of the market, we’re still in a buyer’s market with the Cromford Market Index at 87. Active listings are slightly down, which is typical for this time of year. But there’s good news: sales activity is up 8% compared to 2023, and sales prices have increased by 2%. Buyers are still benefiting from seller concessions, with 53% of sellers offering an average of $10,000 in concessions. The Unique $1 Listing One of the most interesting things I’ve come across recently is a $1 listing! This is part of a bidding system designed to attract attention and generate interest. Though the house isn’t going to sell at $1, it's a creative marketing strategy is definitely worth noting. The listing had initially been priced at $435,000, but with this unique approach, the seller is hoping to create a bidding war. It will be interesting to see what this property sells for—I'll be keeping my eye on it! As we head into the holiday season, I want to take a moment to thank everyone for their continued support.     Hey everyone! Welcome to Episode 14 of The Franco Dinh Show . This week, we’re catching up after the holiday break and diving into some exciting updates in the world of real estate. In this episode, I recap my Thanksgiving, share some personal milestones, and provide valuable market insights for buyers. Thanksgiving Recap I hope everyone had a wonderful Thanksgiving! As you may know, Thanksgiving is my favorite holiday. You're around family, there's football on alllll day and it revolves around food... well for me it does! Brian's family came into town (per usual) and I spent my time with them. I was in charge of the bacon mac and cheese and it turned out very well. My favorite side dish is the green bean casserole! I look forward to it every year, it's the only time have it.  Broker School Exam Success I’m thrilled to announce that I’ve passed my broker’s school exam on my second attempt! After a slightly disappointing first try, I nailed it the second time and am now preparing for the state exam this Saturday. I feel confident as I head into the final stage! Cromford Report – Real Estate Market Update The market has cooled slightly as we move into the holiday season, with a current total of 23,683 active listings. Although there has been a slight decrease, it's typical for this time of year. Days on market have decreased slightly to 71 days, and we are still in a buyer’s market, with the Cromford Market Index sitting at 86. Breakdown of Market Areas This week, we broke down the real estate dynamics in different parts of Arizona: Seller’s Market:  Chandler, Scottsdale, Phoenix, Avondale and Cave Creek are still in sellers' markets, with Fountain Hills seeing the most dramatic drop since last month at 25%. Balanced Market:  These are areas where there's a balance between buyers and sellers. Glendale, Tempe, Paradise Valley, gilbert, Mesa, and Peoria. Paradise Valley seeing the biggest jump since last month at 13% Buyer’s Market:  Buckeye, Goodyear, Maricopa, Surprise, and Queen Creek are offering incredible opportunities for buyers, with Buckeye showing a 10% change, being very deep in a buyer's market. MLS Check – Arcadia Property Spotlight I highlighted a listing that has not hit market yet in Arcadia, a highly desirable Phoenix neighborhood. The property, is listed at $795,000, is a spacious home with a large lot and some great features like a pool,  garage, and citrus trees in the backyard. Arcadia is known for its charm, great schools, and beautiful Camelback views, and this property is a great deal compared to others in the area. Let’s jump right in! Franco Update I recently hosted a Halloween party with around 15-20 guests, and we had a blast indulging in delicious food and drinks. I dressed as a mummy, while my son, Lincoln, went as a vampire, and Brian joined him as well. We also participated in a cute dog Halloween party with many furry friends showing off their costumes! Creepy Real Estate Story In the spirit of Halloween, I recounted my creepiest experience in real estate. I once met a client through TikTok who seemed promising, discussing cryptocurrency and potentially buying a $2 million home. After spending an entire day together, he ghosted me and turned out to be a con artist involved in significant fraud. This experience reminded me of the importance of staying vigilant in our industry. Market Update (Cromford Report) As for the market update, the Cromford Market Index is currently at 90.7, indicating we are on the cusp of a buyer's market. Active listings have increased by 50% compared to last year, and we are seeing rising interest rates, now around 7%, which is affecting buyer enthusiasm. MLS Check I also shared insights from a client who is looking to sell a lot and purchase a new home. We discussed a property on the market for 97 days and the benefits of making backup offers.     Hello, everyone! It’s hard to believe it’s already November. Time is flying by, and I’m keeping busy as usual! This week’s episode is packed with real estate insights, from the current market dynamics to an interesting case study I’ve been working on with a client. I also share some personal updates, including preparations for Thanksgiving and my upcoming tennis tournament! Franco Update This week, I talk about Thanksgiving preparations, hosting a friend, and how my Airbnb is fully booked. In case you didn’t know, I’m working through my broker license coursework, which has been a bit of a challenge with everything else going on—but I’m getting there! Market Update (Cromford Report) In real estate news, the market has officially shifted into a buyer’s market , with the Cromford Market Index now below 90. What does this mean for buyers and sellers? If you’re a buyer, this is a great time to make a move, as there are more homes to choose from  than ever before. For sellers, it's crucial to adjust pricing, as homes that were once listed at higher prices are now being sold for less. Interest rates  are still high, hovering around 7.13% for conventional loans , though VA and FHA rates are slightly better. Buyers should keep an eye out for seller concessions  to help reduce the impact of these rates. MLS Check I also share a case study with a client  who’s been looking at properties in a buyer’s market like Peoria , Goodyear , and Surprise . I talk about a property priced at $380,000  that received multiple offers after just 3 days  on the market, and what that tells us about current pricing strategies. The key takeaway  here is that pricing your home competitively is critical to attracting offers. Conclusion To wrap up, I remind sellers that now, more than ever, pricing competitively is crucial . Make sure your listing is priced right based on comps  and current market conditions . Franco Update As the Airbnb season approaches, I've been busy updating my outdoor space with new patio furniture. I sold some old items on Facebook Marketplace, which was an adventure in itself! When choosing furniture for your Airbnb, it’s crucial to strike a balance—avoid options that are too cheap or too high-end to ensure comfort and durability for your guests. Additionally, I draw parallels between selling on Facebook Marketplace and selling your home, emphasizing the importance of demand and negotiation. Market Update (Cromford Report) The Cromford Report shows a sharp increase in listings under contract, with a 14% rise compared to last year. This is fantastic for sellers, but it’s essential to remember that we’ve also seen a 52% increase in the supply of homes since last year, creating a more competitive market. FAQ with Franco I received a question from a past client about selling a condo that currently has tenants. I discussed the pros and cons of selling with tenants in place versus waiting until they move out. It’s important to consider that tenants can complicate showings and the overall selling process. Survivor Pool Update In my survivor pool, many participants were eliminated by week two, highlighting the unpredictability of the games. Additionally, I announced that my weekly betting pot of $1,000+ has been shut down by my broker, which is a bummer but I’m looking into other ways to engage my clients. Thank you for tuning in! Arizona Inventory:  21,000 listings, a 29% increase from last year. Days on Market:  71 days, up from 69 last month and 58 last year. Listing Success Rate:  72.6%, improved from last month but down from last year. Seller Concessions:  At a 15-year high, with 56% of sellers offering an average of $10,000 in concessions.
