In this episode, I talk about my March Madness bracket, share some market insights from the Cromford Report, and take you on a tour of a Phoenix neighborhood I love: Sheaborhood. We opened the episode talking about March Madness. I picked Duke this year, along with about a quarter of the country. On the personal side, My birthday is next week, and my girlfriend’s just passed, so we’re celebrating together this week. We’re going to First & Last in downtown Phoenix. And next week I'm celebrating my friend's birthday at new spot called Electric Pickle . It’s similar to Chicken N Pickle in Westgate—think games, food, and a great vibe. Next, we reviewed the latest numbers from the Cromford Market Report . We’re seeing increased inventory and price reductions, with the market shifting further into buyer territory. I go over key updates for cities like Chandler, Scottsdale, Mesa, and Glendale and share where each stands in terms of buyer, balanced, or seller markets. Lastly, I spotlight one of my favorite communities in Phoenix— Sheaborhood , also known as 32nd Shea. These homes are classic ranch-style with block construction, sitting on large 10,000-square-foot lots. The area is served by the Paradise Valley School District and includes Christy Cove Park and nearby hiking trails. We took a look at several active listings, in this neighborhood. Interest rates are easing , leading to increased contract activity compared to last year. Phoenix is still in a buyer’s market , with the Cromford Index at 83. (A balanced market is 90-110). Which Cities Are in a Buyer’s vs. Seller’s Market? Phoenix real estate is hyper-local , meaning that while the overall market trends one way, certain cities tell a different story : Seller’s Market: Chandler, Scottsdale, Paradise Valley, Gilbert, Tempe, Fountain Hills, Phoenix. Balanced Market: Cave Creek, Avondale, Glendale, Mesa, Peoria. Buyer’s Market: Goodyear, Queen Creek, Surprise, Buckeye, Maricopa. One major shift? Avondale just moved from a buyer’s to a balanced market, showing signs of increased demand! Pricing Strategy Breakdown: How to Price Right in This Market I walked through my latest listing on Ross Avenue , going through comparable properties (comps) and market trends to determine the best price for a quick sale . Comps ranged from $365K to $405K , with some homes sitting on the market longer than desired. We’re looking at a listing between $389K–$399K to stay competitive while maximizing seller value. Key Takeaways for Sellers If you're selling your home, here’s what you need to know: The first two weeks are critical – don’t overprice! Homes that sit for over a month risk price reductions . Pricing competitively attracts buyers quickly. Phoenix is a buyer’s market overall, meaning sellers must stand out . If you're thinking about buying or selling, now is the time to strategize! Hey everyone! Welcome back to another episode of the Franco Dinh Show. We're already into the first week of March, and time seems to be flying! In this episode, I share a bit about my upcoming birthday, my goals, and a busy week in the real estate market. From new listings to an update on interest rates, there’s a lot going on in the Phoenix real estate world. Let’s dive into the highlights! Last Month as a 36-Year-Old As I’m preparing for my 37th birthday at the end of this month, I took a moment to do a body scan. My body fat percentage came in lower than expected at 19.5%! My goal is to lose 1% body fat by my birthday. Real Estate News & Listings It’s been a busy week for me with several exciting listings coming up: Scottsdale Condo (85258): A two-bedroom, two-bath condo ready to hit the market. Kerry Lane: A charming two-story home located near 32nd Street and Hills, with a slight delay due to weather. 38th Street Condo (Arcadia Light): This one went under contract within 5 days! The average day on market right now is 79 days. Ross Avenue Property: Expect this one to be ready in a couple of weeks. I also discussed handling a tricky pre-foreclosure deal involving two power of attorneys who aren’t getting along—it's a delicate situation, but I’m on it! Cromford Report: Real Estate Market Trends We’ve seen a rise in active listings by about 2,000 compared to last month. The market is still in a buyer's favor with a Cromford Market Index of 83.8, and interest rates have dropped to 6.8% for a 30-year fixed loan, and FHA and VA loans are hovering at about 6.2% The Growing Demand for Casitas The trend for homes with casitas or ADUs (Accessory Dwelling Units) is gaining traction in Phoenix. The recent changes in zoning laws have made it easier to build these additional spaces, which offer extra rental income or a guest suite. I’ve seen several listings with beautiful casitas that offer a kitchenette and full bathroom. Check out the properties I reviewed in this episode: Phoenix (675K): A property with a full casita, kitchenette, and bathroom. 85016 Listing: Another casita with studio layout, kitchenette, and bath. Episode 23 of the Franco Dinh Show Valentine’s Day Recap This year, I cooked a tomahawk steak for the first time, and it turned out amazing! We also went to a new restaurant in Scottsdale inspired by Anthony Bourdain. The ambiance was great, and the drinks and food were even better. Spring Training and the Airbnb My Airbnb is doing great with spring training starting up. In other Airbnb news, I recently switched cleaning crews, saving about $4,000 a year. I did have to purchase some new linens and supplies, which cost me $1,000 upfront, but it’s definitely going to pay off in the long run. Cromford Report: Real Estate Market Update The Phoenix real estate market is seeing a shift. Active listings are rising, and days on the market have held steady at 81. The Cromford Market Index has dropped to 85, moving us further into a buyer’s market. Buyers now have more options and sellers are facing increased competition. Areas like Chandler, Scottsdale, and Paradise Valley are still in a seller’s market, while places like Maricopa and Goodyear are in a buyer’s market. MLS Review: Arcadia Area (85018) We take a deeper looking into my “coming soon” condo listing in the Arcadia area. This two-bedroom, two-bath condo is listed at $375,000, offering a great opportunity for those looking to enter the desirable Arcadia zip code without breaking the bank. I compare it to other condo communities in the area, like Arcadia Residences and Villa Green and share why this listing stands out. If you are a seller, you have more competition with all the active listings. If you want to sell, you are going to have to price competitively! And that was our strategy with listing this condo. It's been a busy month, and I can't wait to share what's been going on! Dry January Recap First, let me start with my Dry January experience. I’ve been doing this for years now, and while it was tough at first (since I worked in the bar industry), it’s gotten easier each year. If you're considering doing a "Sober January," I definitely recommend giving it a try—whether it's for detox or just a reset for the new year! Kitchen Remodel Update On the home front, the kitchen remodel is coming along nicely! The cabinets are in, and I’ve got my microwave and stove back in action. It's been a bit chaotic, especially with a kitchen sink still missing, but I’m excited to see it all come together. It’s shaping up to be a beautiful space! Airbnb Business Insights Switching gears to my Airbnb property, I’m working on improving my profit margins. The reality of Airbnb can be tough, especially with cleaning fees, linen fees, and restocking costs. I'm switching cleaning services to help lower those costs and keep things efficient. The margins are tight, but with consistency, I know I’ll continue to improve the business. Real Estate Market Update (Cromford Report) As for the local market, we’re still seeing the market balance out a bit, with active listings increasing slightly and days on market rising. Interest rates are still relatively high, but new home sales are offering incentives to help buyers manage those rates. If you’re buying in areas like Queen Creek, Surprise, Buckeye, or San Tan Valley, builder incentives might be worth exploring. Post-Possession Agreement Finally, in today’s client story, I’m explaining post-possession agreements. In one of my current deals, the buyer is allowing the seller to stay in the property after closing while they transition to their new home. Still, we’re pushing through, and I can’t wait for this to be over and to have my kitchen back. Real Estate Market Update (Cromford Report) Now, let’s talk market trends! Active listings in Phoenix have risen to 24,367, showing growth compared to last month. The Cromford Market Index is currently at 90.8, indicating that we’re still in a balanced market. Days on market have increased to 80. While some areas like Chandler, Tempe, and Paradise Valley are showing signs of a seller’s market, others like Goodyear and Queen Creek are still in a buyer’s market. It’s crucial to stay informed about where your neighborhood stands or the neighborhood you want to move into stands. So, you can better strategize with your agent how to go about your offer. Coming Soon to Market I also have some exciting news about an upcoming listing in Arcadia Lite. This 2-bedroom, 2-bath home in a quiet, gated community is set to hit the market soon, likely by the end of February or early March. We’re pricing it at $375,000. If you’re looking in the area, let me know! Also, I’m closing on a property in Gilbert next week, though there have been some delays due to the tenants occupying the property. Fingers crossed everything goes smoothly by the end of the month! Real Estate Tips – Maximizing ROI on Home Renovations If you’re considering home renovations, this segment is for you! Recently, I visited some clients who added a pool and a covered patio to their backyard. While pools don’t offer as much as of a return that you put into it, it does add value to your home. The most significant ROI comes from kitchen renovations, followed by bathroom updates and backyard improvements. Investing in landscaping and creating an inviting outdoor space can go a long way! In this week’s show, I’m diving into my kitchen remodel, giving you the latest market insights, where we stand with supply and demand in the Greater Phoenix area, and sharing a story about my VA client that got money at the closing table. Let’s dive in! Watch Episode 18 of the Franco Dinh Show Kitchen Remodel Update The big news in my life right now is the ongoing kitchen renovation. We are getting rid of soffits, putting canned lighting throughout, new cabinets, counter tops. Kitchens are one of the things in your home that you get the most ROI out of when you want to resell. I'm not only excited about a nicer kitchen, but also the value that we are adding. Real Estate Market Update (Cromford Report) Now, onto the real estate market! The market has shifted back to a balanced state with the Cromford Market Index sitting at 91.6. Contract ratio is at 27.32. Contract ratio indicates how "hot" the market is on a scale to 100. The higher the number, the greater the buying activity relative to supply. In a balanced market for normal segments, the value of the contract ratio is between 30-60. When it lies below 30 it's considered a "cold" or "slow market". Above 60 is considered a "hot market". In high-end luxury markets it's usually less, between 15-25. The spring market is expected to ramp up soon, and we’re anticipating more listings to come on the market as we head into mid-January. The best cities for sellers remain in areas like Chandler and Scottsdale, while places like Goodyear and Queen Creek are still more favorable for buyers. VA Buyer Gets $3,500 at the Closing Table Lastly, I’m thrilled to share the success story of one of my clients who used a VA loan to purchase a home. Not only did we save him $55K through negotiation, but he got his $3,500 he put down as earnest money back! The seller had contributed $10K towards his closing costs, he used all of that. With VA loans you don't have to put anything down, but there are still closing costs. Since we got all of that paid for, he was able to get what he put into the transaction back! Franco Update First off, we’ve made some exciting changes at home! We’re redoing our kitchen, and it all happened pretty quickly. I took advantage of a sale at a slabs store, and before I knew it, we were buying slabs and planning the remodel. We’ve opted for off-white cabinets, off white quartz with a little light grey veining countertops It’s going to be fun and I can't wait to see how it comes together. Lincoln's birthday just passed and we celebrated with some cake and I ended up getting a water painting of him done! Real Estate Market Update (Cromford Report) Now let’s talk real estate. We’re back in a balanced market with the Cromford Market Index hitting 91. After several weeks in a buyer’s market, this shift is a welcome change. Active listings have decreased by about 2,000 from last month, but expect those numbers to rise as we enter the spring market (mid-January to May). This is traditionally the busiest season in Arizona, and we’re looking forward to a healthy influx of new listings and returning homes. Several cities, including Chandler, Scottsdale, and Paradise Valley, remain in a seller’s market, while areas like Goodyear and Queen Creek are seeing buyer’s market conditions. If you’re buying, expect an uptick in supply as we move through the spring. VA Loan Insights In today’s episode, I also highlight a current client transaction where I’m representing a buyer using a VA loan. One key takeaway: VA loans come with unique requirements. From stricter inspections to making sure all repairs related to water damage or termite infestations are addressed, it’s essential to understand these regulations for loan approval. We’ve encountered some interesting inspection surprises, and I share how these can affect the buying process, especially when dealing with government-backed loans. As we head into the new year, I’m excited to see what the market holds. With Christmas just around the corner, I'm reflecting on this year and gearing up for a trip to Washington. New Listings I’ve just listed a great property in Glendale— a 3-bedroom, 2-bath home under $400,000. It’s close to Westgate, the 101 Freeway, and so close to great restaurants and shopping. It's the perfect, turn-key property if you are a first-time homebuyer or if you're looking for an investment property. I also want to share a huge success story! One of my buyers saved $55,000! I’ll be breaking down the negotiation strategies that made this deal work, so if you're in the market, you won’t want to miss this! Cromford Market Update The Cromford Report shows that active listings have dropped to 23,000, which a slowdown is typical for this time of year. The days on market have risen slightly to 73. The Greater Phoenix area is still in a Buyer's Market, with the Cromford Market Index being at 87. $1 Listing Update I’ve been keeping an eye on the $1 listing I mentioned a previous episode. It looks like the marketing strategy didn’t work out as expected. It’s still listed for $1 with no changes. We’ll see if it eventually sells or if the seller decides to adjust their strategy.
